
This 36+ acre site was undeveloped and Vortex brought it to full development and functionality by annexation into the City of Fruita. The complete site plan design and construction was an office facility totaling 4,000 sq. ft., with employee parking and landscaping, a wash rack totaling 3,200 sq. ft., and two warehouse and service/supply facilities totaling 24,000 sq. ft. in a projected Limited Industrial and Research and Development (LIRD) Zone. An Individual Sewage Disposal System (ISDS) was installed as well as a lateral to the street in anticipation of a future sewer line extension.
